Meghan L. Aalerud, Esq. is an Attorney for Aalerud & Vose Law Office, PC in our Wakefield, MA office. She previously worked for Stewart Title of Northern New England, a Stewart Title Guaranty agent, from 1998 – 2006 as a title examiner, recording in every Registry of Deeds in NH and MA. Meghan was the Managing Attorney for the Woburn office and the Office Manager and resident attorney for the Portsmouth NH office from 2006 to 2012. Meg established Grugnale Law Office, LLC as the Massachusetts branch of Phenix Title Services, LLC in 2007. She has represented dozens of investors from rehabbers to property developers to hard money lenders from 2008 to 2012. Meghan closes a large variety of transactions including hundreds of wholesale and back to back transactions, REO, auctions and HUD transactions. She has represented an REO managing Wells Fargo assets since 2008 and is proficient in short sale transactions. She graduated from the University of New Hampshire in 2003 with a Bachelor Degree in Political Science and received her Juris Doctor from Roger Williams University School of Law in 2006. Meghan is a member of the New Hampshire Bar Association, the Massachusetts Real Estate Bar Association and the Massachusetts Bar Association.

Born and raised in Ipswich, Massachusetts, Attorney Brandy A. Vose graduated Magna Cum Laude from Colby Sawyer College in 2003 and New England School of Law in 2010. Attorney Vose has over 15 years of experience in real estate conveyance law in both residential and commercial closings. She has extensive knowledge and experience in both residential and commercial real estate transactions. Her residential work includes representing sellers, buyers and various banks on the acquisition and resale of properties and completing thousands of transactions throughout the Commonwealth. Brandy’s commercial work includes representing hard money lenders, investors, property redevelopers and developers and wholesalers. Specifically, her commercial experience includes working with foreclosed and REO property sales, contracts, short sales property transfers, drafting and negotiating often complex purchase and sales agreements, assignment contracts and lease to own contracts as well as extensive experience in drafting private and institutional loan documentation and advising lenders on all variety of issues associated with private money lending.

Kimberly A. Litwinczak, Esq. is an Attorney for Aalerud & Vose Law Office, PC in our Wakefield, MA office. Born and raised in Minnesota, Attorney Litwinczak graduated with honors in her business undergraduate studies in Minnesota and earned her law degree at Suffolk University School of Law. The daughter of a senior underwriter and real estate attorney at a national title insurance company, Kim brings the same hardworking dedication and attention to detail to the firm. She has over 17 years of experience in residential and commercial real estate conveyancing. Attorney Litwinczak focuses on commercial real estate and land title matters, including representing developers and investors in the acquisition, development, lease, disposition and 1031 exchanges of real estate. She represents institutional and private lenders in all aspects of secured real estate lending, including permanent financing, construction lending, lines of credit, asset based financing and Small Business Administration Loans. She assists with the structuring and documentation of commercial real estate loans, drafting legal opinions and with the negotiation of documents evidencing such loans. Kim is known for her expansive title knowledge and expertise in handling even the most complex title issues and their resolution. With respect to corporate matters, Attorney Litwinczak, advises small business owners in the acquisition, entity formation and governance of LLC’s, corporations and unincorporated businesses. She has represented the buyers and sellers of businesses. Kim is a member of the Real Estate Bar Association (REBA) and was a presenter on the subject of Estate Tax Liens and Title Standards at the REBA 2021 Spring Convention. Also, she is a member of the Massachusetts Bar Association and has served on their Real Estate Law Council.

Joyce Devereaux is the Manager of Aalerud & Vose Law Office, P.C. in our Wakefield, MA office. With over 20 years of experience in real estate conveyancing and title insurance, Joyce joined the firm in 2016 and works with our attorneys on commercial and residential real estate transactions. She works closely with our paralegals along with buyers, sellers, investors, lenders, and other attorneys. Her responsibilities include preparation for closing, and management of the closing process. Joyce is also a Massachusetts Notary Public.
